Complete with a kitchenette, dining area and two lounge arrangements either side; this area is available to residents wishing to entertain outside their apartment, for functions or even for body corporate meetings. And rather than being in a cavernous space in the bowels of the development, the aspect is towards the northern light surrounded by gardens. “If you’re inviting friends or family over, you want to be able to entertain in an environment as, if not more, appealing than the one you may have had in the suburbs,” says Hamilton.

The same level of detail and consideration has been given to some of the daily rituals of residents, such as getting mail. Rather than rows of metal mailboxes bordering a corridor, K.P.D.O. designed a series of separate mailrooms with mailboxes large enough to hold packages. Stone shelves allow bags and umbrellas to be placed while mail is retrieved. “We’re extremely conscious of how spaces are used, even if it something as standard as getting your mail,” says Hamilton.
