Les Smith had seen a number of high-end residential homes by K.P.D.O., as well as some of their projects centered on hospitality to know they were the designers who could carry out his vision. Floor-to-ceiling glazing to maximise views and light, useable spaces, quality kitchens with top-end appliances and, importantly storage that would accommodate years of ‘stuff’ collected by residents over many years, were just some of the criteria attached to K.P.D.O.’s brief. Zones, that make each apartment functional, as well as pleasurable to be in, are integral to the design.

Many residents coming to The Fawkner would also be arriving with art collections, including large paintings originally purchased for large walls in their homes. “Art walls were a key feature of our brief. From the outset, we were mindful of providing large wall spaces, particularly in living areas, that could accommodate large paintings,” says McLeod, pointing out the track lighting to ensure artwork is correctly illuminated.

Unique to The Fawkner apartments is the variety of fit-outs accommodated, around 60 in total. Like a house, residents can choose from various schemes as they would if they were renovating their own homes. A number of residents have worked with the team to tailor apartments to their exacting needs. While the intent is to provide choice, all apartments are unified with fundamental parameters including flexible and generous floor plates, storage and an extremely high level of attention to detail.
